				<description><![CDATA[ The best and simplest giveaway yet. <br /> <br /> Post in this thread. Every post counts...as long as it has any content at all. <br /> <br /> The thread may drift, and that's okay, but I want to start off with a real conversation about the future of home inspection. I've lived in this industry for the last 32 years, 16 of them professionally you could say, and I'd like to think we've made a lot of progress as a profession in the last 10 years. <br /> <br /> But then again... <img src="https://the-forum.net//images/smilies/3b63d1616c5dfcf29f8a7a031aaa7cad.gif" /><br /> <br /> Anyhow, let's have a conversation. What's next?  What will become of standards or will they even be relevant? 				<description><![CDATA[ I disagree with the on-site reports thing, I just can't possibly see doing that and providing a good report.  I tried the mobile app thing, took way too much time on site to type everything into the phone/tablet and you can't use an auto comment for everything and then there's the times you need to think of how you want to word things to keep it simple yet professional.  I personally use a notebook and shorthand notes for everything as I go through and then input everything at home.  I also like to use pictures for everything and video as well.  A phone or tablet would work for most the entire inspection except the attic, tough to get good pics up there with a phone or tablet.  I use a really good compact digital camera that has a killer zoom and autofocus, makes my job much easier in an attic, especially getting strap pics for a wind mit.  Just my $.02<br /> <br /> As for your question about standards Nathan, I don't think they will matter or really be changed much, but the guys that go above and beyond and stay current with services like what you guys offer to offer more value to their customers are going to be the ones that really get ahead in the industry and others are either going to have to follow suit or fail because even the guys that are well established and not offering these extras are eventually going to start losing their agents to newer guys that are coming in and doing the extras as time goes on and more companies start following suit.  Most agents care about their customers and want them to get the most value for their money.  I know I'm new to this game, but I could see the writing on the wall as soon as I stumbled onto your services and that's why I jumped aboard immediately!  The growth I've seen in such a short time has been amazing and I attribute most of it to having you guys in my corner and lots of good reasons for agents to try me out over the competition.  If you have nothing different to offer an agent compared to who they currently use, why would they even talk to you other than the occasional lucky time that you might run into one that just had a bad experience with their current guy?  Real tough to get a foot in the door without having things to set you apart and I thank you for all you do to provide me with those things!  ☺]]></description>

				<description><![CDATA[ The main thing you'll see is it'll get "techy"...I embrace technology, from mobile reporting, digital tools, etc... I even dictate my reports using voice recognition. To the client the reports can look better then old hand written ones, but the improvements may not be noticed by clients as much as us, it'll make our job easier. ]]></description>

				<description><![CDATA[ We are starting to do some onsite reporting.  Emailing from the site, no printing.  Tablet to to the report and finalize on the computer.  I can say it does save some headache, not having to worry about being up late finishing reports at home. <br /> Where it dosent work for me  sometimes is when i have to research some items.  Bit is is a work in progress to fine tune.  ]]></description>

				<description><![CDATA[ I think that the days of the one-man inspection company are numbered. They'll always be there, but I don't think they will be in the majority like they are now. It will be tough for them to compete with the multi-inspector firms that have easily recognizable fleet vehicles, full-time marketing departments, and increased availability.<br /> <br /> I also think that the actually inspections will change to a more services based system. The SOP's will still be followed, but each inspection will be custom designed for the home and the buyer. Additional services that I already see are Thermography, Radon, Mold and Termite, but I wouldn't be surprised to see more companies offering other services as well. I am working on putting together an advanced HVAC diagnostic package, plumbing package, solar roof installation package, etc. ]]></description>

I really appreciate your taking a few minutes to answer. <br /> <br /> You always ask if all utilities are on when setting up an inspection on a vacant home,  But you arrive at an inspection and the utilities are off.  <br /> <br /> <br /> Do you do the inspection:<br /> <br /> if the gas is off? 				<description><![CDATA[ I see home inspectors becoming more of a specialist in each field.  I think the standards will grow and the process of getting your license will become much more difficult.  Its a good thing we got in when we did, but I see home inspection fees going up in the future and us being required to go into more detail in certain areas.  This will increase liability issues with the profession. ]]></description>

				<description><![CDATA[ 1st..got my Flir F8 from Nathan and saved $400 off retail. Great machine.<br /> 2nd...I think Standards will become more reciprocal and uniform. Some states only require a business card, some require 50+ supervised inspections before licensing. I also believe with the diversity of inspections becoming more than just a buyers tool that our industry will eventually evolve from under the real estate umbrella. For better or worse...time will tell. Unfortunately I also see the guys doing inspections for $199 becoming more visible, which we all no is truly a disservice to the customer. Those are the guys that make up the difference in volume doing 5-6 inspections a day throwing thoroughness out the door.<br /> Just my humble opinion.]]></description>

				<description><![CDATA[ Metro areas, the larger size companies are already squeezing out the single operators. They will always be there, but will be like realtors, 20% doing 80% of the work. Multi inspector firms and the advantages they bring to the consumer but more importantly the realtors who tend to refer them, will continue to gain traction and market share. Its already being done. While the '1 a day' inspectors are booked 8-10 days out, multi firms can get them turned around faster. Otherwise, it's hard to speculate. Look how far technology has come in 10 years. 10 years ago we still had flip phones. Now our phones are more powerful than laptops. Thermal cameras were the size of bricks. Now they're coming as attachments to Iphones (limited resolution, but still progress can be made). There's my post, send me my MR160 when this is over.]]></description>

				<title>July 2015 Giveaway!!!!  The MR160. $599.00 Value. Every Post Counts</title>
				<description><![CDATA[ That's where I came up with my business name. My grandpa was using AHIT's paper checklist software since 1999. He retired in 2013 still using the same checklist. He'd print out 100+ pages per day and work on reports for 3-5 hours a night.<br /> <br /> I am now using HIP mobile. If I don't have a comment for something I see I will just take a picture and not caption it. Then when I get home I will look at my pictures and caption the ones I left blank as well as write the narrative. <br /> <br /> My total report time when I get home is 5-15 minutes per inspection. I just purchased a laptop and plan on doing this while waiting for the buyer to come for the walkthrough that way when I go home I am done.]]></description>

We have gotten the program to a place where it flows very easy and is easy to update.  Take pictures with the phone too.  I use my laptop set up in the kitchen after I upload to the cloud to email it right to the client. Just takes a little practice.]]></description>

				<description><![CDATA[ Part I scenarios...<br /> <br /> Every day new inspectors join the business after years in a trade- most entering this industry are 35 or better.  It is possible that the profession remains a largely second career group of independents figuring out any way possible to steer clear of responsibilities (and profits) that come with running an organization. <br /> <br /> In fact, it seems very likely to me that for the next decade or two a double digit percentage of the industry will remain in this category. <br /> <br /> The growth category will be multi-inspector firms and franchises, and we've seen an explosion there in numbers over the last 5 years or so. <br /> <br /> Here's where it gets tricky:  if I'm wrong in my assumptions and a large part of the soon to be retired majority of the industry doesn't get replaced by second career professionals, the vacuum created could be enormous and result in one of three things;<br /> <br /> 1. A severe shortage of inspectors resulting in increased fees. This may seem like a good thing, but in the long run there will be damage from the portion of the market that decides for forego inspections altogether- later creating a glut of inspectors when the market corrects and prices will stagnate while a larger portion of the market than ever before decides that inspections are unnecessary. <br /> <br /> Or<br /> <br /> 2.  Franchises and large firms will become nimble about filling the gap- consolidating the industry, perhaps taking the experience level on average down for better or worse, but for the most part the integrity of the industry will be maintained. <br /> <br /> Or<br /> <br /> 3.  Larger players (along the lines of billion dollar real estate service companies) will see the market as an opportunity and come in with a large platform. One that will change the industry forever. <br /> <br /> <br /> <br /> Obviously scenarios 1 and 2 are preferred over scenario 3 due to the unknowns, but we truly don't know which could happen or what the end result would be for us all. ]]></description>

Someone said that 99% of home inspectors are treating this trade as a parachute career.  Meaning that very few people choose to get into inspecting houses at an early age.  The few that have chosen to do so probably has a family member that is doing it.  For the rest of us we had another job/career and got tired of it or were forced into changing our paths.  <br /> <br /> Part of the reason for such an high average age is that this is a relatively young trade.  Another part may be a trust issue with younger inspectors.  It would be pretty difficult to accept the recommendations of someone in their early 20s when it comes to the biggest purchase of their life.]]></description>

Hell being honest, as a consumer I don't think I would trust a 20 year old to do my home inspection.  I'm 32 and i've had a few people question my age/experience, I couldn't imagine trying to do this in my 20's and trying to convince someone that I know what I'm talking about and that I'm not just some dumb kid, lol. ]]></description>

The reason I say I fear it is because usually the requirements dreamed up by regulatory agencies are often misguided bordering on absurd. I actually like having a minimal SOP because there will always be bad companies providing that minimal service. This gives you something to stand out from in your market.]]></description>

It's not like they have to be 20 to shift the average age. 30 will do. <br /> <br /> 2.  I think this is our industry perception more than public perception. Graduation from college happens at 22/23 for some, a couple years of experience and I would say 99% of the public would be just fine with a young guy doing an inspection. They pay them every day 10 times as much for furnace installations. ]]></description>

Billion + in revenue. <br /> <br /> <br /> Now let's say a board member who knows well the relationships they have in title, mortgage, and warranty, and they have a conversation about the only vendor they don't have national deals with- Home Inspection. <br /> <br /> A quick internet search and they find the InterNACHI forum with references to agents and brokers that are, shall we say, less than flattering.  Clicking through to the sites of the most active and perceptively respected members and they find more of the same. <br /> <br /> All one of them has to do is ask logical questions. <br /> <br /> 1.  Is there a deal with these guys across the country?  No<br /> 2.  Is there a big player that can handle a national deal?  Maybe<br /> 3.  What's the exposure and average items found?  Minimal<br /> 4.  What's the regulatory environment like?  Minimal, non-existent, or manageable depending on the state. <br /> 5.  Startup costs & overhead? I honestly don't know if any single entity could do that; others have tried and they can certainly get a piece of the market but it is just too difficult to control the field process and competency level of the actual inspector.  large market shares of certain geographical markets are certainly possible and to some extent, being accomplished but I don't see anyone dominating the market anywhere on a grand scale.  granted, 25% of a minor market is dominance but not exactly what we're talking about here.<br /> <br /> hey, if you can or even try, that would be your business and the same to others.  I don't think a real estate company would consider trying - too much downside with claims/RESPA, etc.  I would see those type entities trying to get rid of it first.]]></description>

Security is probably the most successful HI company in the US from what I see.  Volume and decent rates earned by being the absolute best.  That is success I admire and try to emulate.  From a technical point, I don't subscribe to the others you are probably referring to but I certainly see the benefit of the business plan - smart folks and there are lessons to learn even by small HI's if they take the time to sort it through.  I agree, we'll see more of these types or even the same ones in new markets.  Another reason I chose to diversify beyond home inspections; an absolute must for any real building inspector if they want staying power.  In the meantime, I'll do my best to warn others of the cheap, volume home inspector!]]></description>

				<description><![CDATA[ The future of Home Inspection:  Part Two<br /> <br /> One of the challenges we face as a profession is pricing. <br /> <br /> Not pricing of our services, but rather the price of real estate itself. Consider this:  Home Inspection is not universal. We see some inspections in Australia, but outside the U.S. And Canada, the home inspection industry is largely non-existent. <br /> <br /> Outside the obvious reasons we inspect here in North America, namely the litigious nature of our societies and the general desire of our populations to avoid risk, there are really two reasons home inspections are so prevalent:<br /> <br /> 1.  It is typical and customary in the real estate transaction and instrinsic to the negotiation process. <br /> 2.  The price is right. (Both of the home and the home inspection)<br /> <br /> The first part is our saving grace as an industry, the second is one that could slip away. If inspections become too expensive and the return on investment goes down, we have an issue. If the price of the average home goes to the stratosphere, the return might also seem minuscule. <br /> <br /> It seems to me that in countries where real estate is particularly expensive (like Brittain and Germany), inspections are seemingly unnecessary. On the opposite end of the spectrum (most parts of China, Africa), the inspection process would be too expensive compared to the house. <br /> <br /> None of this happens overnight, but long term changes could severely alter the need for inspections- unless that is, we deliver solutions beyond the simple noting of obvious defects. Hence, my life's work. ]]></description>

I've never heard an airforce guy refer to himself as being in the chair force, lol, it's usually the army guys, my cousin does it all the time. At the same time.....I have done a considerable about of doing nothing on the clock.  Don't take that the wrong way, I have had many days were I was so busy I couldn't tell you which way was up.  Especially after 9/11, we were on mandatory 12 hr shifts with no days off for 2-3 months.]]></description>

				<description><![CDATA[ I think technology is great, but its not everything. I may deliver reports on site in the future but not right now. I have a speak before engaging the brain problem, there fore it's best to have every report proofed. <br /> <br /> I hope we see the industry move to be more professional. We need to raise the standards for inspectors. I was asked to review a report from another inspector. He had been in the business for eight years. It was painful to read the report. There were very few complete sentences. Many of the items marked for repair were there simply because the house was 60 years old. I don't mean GFCI's and the like, I mean structural items that met code 60 years ago. It' right to report it if its a safety issue, but not just because it doesn't meet current standards.<br /> <br /> Im tired of realtors saying you have to find enough stuff to justify your fee. Hell if I can let someone know they have made a good choice in a home then I am happy and I think giving a client some piece of mind justifies my fee.<br /> <br /> ]]></description>

				<description><![CDATA[ I certainly don't claim to have all the answers or even the foresight but I feel, in my bones, our industry is facing pivotal changes, right now, which will affect whether or not it survives or flourishes.  <br /> <br /> Actually, Nachi could be on to something if they are truly willing to spend the dough to do it right.  There are probably several accredited colleges who would partner with them (or HIU, Nathan) to develop an online degree program in home inspection or building diagnostics, etc.  There is enough demand and given an affordable cost, I think many inspectors would jump in.  I don't want to see fake degrees granted by the U of Nachi.  I think folks like Flir/Fluke, Extech, etc. would be interested in participating too.<br /> <br /> Like other "hot" industries, it is time to make it difficult to enter the HI profession to control the growth and quality of those entering the market.  In the early 70's, chiropractic was a 3 year trade school out of HS; now it is a 7 year process.  A safety pro needed an AA and 2yrs work experience - now it is a 4 year degree plus 5 yrs experience plus you must pass one of the hardest tests on the planet.  Point is, every growth career group has found it necessary to limit applicants, increase standards and develop rigid testing and CE programs to keep the riff raff out of the industry.  Our primary associations are killing the industry by doing just the opposite out of pure greed.  We are led by snake oil salesmen and hopefully at least one of them will disappear.<br />  ]]></description>

You can have a bachelors degree, read books and take all of the online courses you want, but its a different story trying to apply it in the field. Some people can be brilliant with with book smarts and test taking, but cannot make application of it in a real setting.<br /> <br /> The real learning and training is shadowing a great home inspector. I'm not talking for a day, or one or two inspections, but at least a year or two. Instead of getting sent off for a 2-5 day class to become a home inspector, there should be an externship requirement that is graded and signed off by approved inspectors who are capable of training people in the field. <br /> <br /> ]]></description>

I started off as a franchisee of one of the big 3 in the hI industry and was required to go for their 'training' for 2 weeks, 6 days a week.<br /> <br /> it was absolutely terrible.  12 hrs a day of bs classroom powerpoint and just a couple of 'field trips' for us to 'learn' how to inspect real houses with no hands on instruction.  The instructor sat on his fat ass and read a newspaper.  I was the only one in a group of about 8 or 10 that had professional construction and engineering experience.  The others ranged from car salesmen to insurance agents to retail store managers.  Funny how all of them were able to 'graduate' and open businesses as 'certified' without ever having really inspected a house.<br /> <br /> Right b4 I opened my shop I chose to seek out and spent a full day with an established inspector in the franchise.  I learned more in one day than in that two weeks of 'training'.<br /> <br /> internachi's 'all are welcome' to participate in their get rich <img src="https://the-forum.net//images/smilies/2786c5c8e1a8be796fb2f726cca5a0fe.gif" /> quick scheme is truly ruining this disjointed industry.  Pretty soon their recruiting posters will be stapled to tel poles at the intersections of busy highways with all of the other illegitimate trash ads. <img src="https://the-forum.net//images/smilies/908627bbe5e9f6a080977db8c365caff.gif" /> <br /> <br /> btw there is a young P.E. inspector in my area who is a perfect example of this crap.  An educated idiot.  I went two years in a row for state required WDO training and he could not remember anything the second year, was constantly slowing down the class to ask questions b/c he did not remember or understand the previous year's basic training. While I have always increased prices every year, I feel that we offer so much more value in the home buying process that we should all be at $1000 for the inspection, but understand the market does not support this "dream". I see many have talked about on-site reporting, and while our market in the Seattle area is hot, I still don't have much demand or request for immediate reporting. If anything, the buyer just takes note of the review and completes their response based on those items, and I still email it off in the evening. Rushing only leads to mistakes IMHO. <br /> <br /> I love all the technology so I know I am excited to see where this goes in the next 10 years. Washington is a licensed state, which helps us here and I would like to see licensing Nationwide, it helps with pricing and keeping all the yahoos from deciding overnight they want to be an inspector. ]]></description>

[/quote]<br /> <br /> Licensing is a joke, at least here in Florida.  A friend of mine saw me open up my business and decided he wanted to do it too.  I have no idea how, but he failed his license test the first go round.  The test was a joke.  I have nowhere near the experience you guys do, my background is in plumbing and electrical and I was extremely nervous about inspecting homes for people having never done it before.  Luckily, I have a friend in the business that's been doing it for 10 years.  I went and worked with him for 3 months, 5 inspections a day, got a bunch of experience under my belt and he taught me so much and I'm so thankful to him for that! ]]></description>

Getting a 100,000 loan to start a business really is not that easy, before I started this, my credit was in the mid 700's and I couldn't get any kind of a business loan, they make it extremely hard unless your an immigrant and then you get everything handed to you to chase the American dream, go figure!   And what do you consider making a great living, because 40k a year definitely doesn't qualify as that for me, lol.  I do agree that it sucks competing with the shitty inspectors that meet the minimum and do the minimum or less and charge accordingly, but I'm sure they will weed themselves out and not be around long doing that kind of shoddy work. ]]></description>

				<description><![CDATA[ Pete, that tax hike they're trying to do really sucks, I just heard about that the other day.  Nathan, for the licensing I think there needs to be a time requirement working in the field and that would weed out inspectors that don't know what they're doing, but that might be hard to do since most of the companies in the industry are one man shows, so how do you get in to get that experience?  Like in the plumbing industry you have to prove 4 years experience in the field before you can even go take the licensing exam.  I had more than enough time in but never went to get licensed because there was a lot of startup/overhead to start a plumbing company and I tried multiple times to get a business loan to start it and couldn't get one.  I also tried to get an even smaller business loan to startup a crossfit gym, again, couldn't get anything.  Admittedly, I chose home inspections because I could get it started without a business loan, low startup, low overhead and I saw how well my friend has done over the past 10 years so I jumped on board.  Like I said, working with him, his teaching and getting a few hundred inspections under my belt was huge for me and without that I may be just like all the other newbies and not even realize it.  From a business standpoint though there were things I thought needed to be different than how he was doing things and that's when I found your book and your services and knew I needed to jump on board because the industry needs to start evolving to give more value to the customer and your services really help that cause!  I didn't want to just take people's money and run like most do. ]]></description>

I think this is foolish.  Once again if you let the bare minimum guys do the bare minimum, they will weed themselves out.  On this topic, it would be due to a law suit.  I talked to a not to far off inspector that felt just because he was a LLC that he was protected. He does/did carry General Liability. ]]></description>

On-site reports would be great - If we can solve some of the issues already mentioned, i.e. Photos being taken with a camera and then being able to upload to a tablet. <br /> I have created a template that works pretty well for my purposes. New technology that allows us to use a camera with talk to type technology that will place comments under the pictures will streamline the process.<br /> IR will become a normal added service and auxiliary services will be abundant ..... Recall check with appliance operational inspections, sewer line scoping, septic inspections, mold testing, pool inspections and the biggie will be Radon testing required. More video in reports and finally service level choices to custom fit every inspection.<br /> Small operations will always be dominant as there are many rural areas that will not allow the overhead of a larger operation to compete and clients are attracted to the "local" business persons.<br /> <br /> More women will be in this business and our fee structure will reflect the level of service provided. <br /> <br /> The future of this business looks very good and those who embrace the technology and added value services will secure their place.<br /> <br /> ISG has figured this out and the many services they offer allow even the smallest inspection firm to win big!!!]]></description>

				<description><![CDATA[ This thread has wandered but back to delivering reports on site. Not for me on a lot of inspections. I work for a lot of investors. Many of the properties are for section 8 housing and the properties are not in the best of neighborhoods. I don't carry a lot of technology with me into these neighborhoods. There's no way to leave a computer set up in a vehicle. I would get cleaned out weekly. <br /> <br /> Many inspectors refuse to go into parts of Chicago I go into. They would rather pass up the job. I find that if you treat people right, your welcome in every part of Chicago. I get to inspect some amazing architecture too.]]></description>

				<description><![CDATA[ Digital site reporting is the way to go. However, I never send that site report direct to a client. Don't think I ever will, that's just my opinion.  I take it back to the office, re-read it, correct structure and spelling and reword it as required with addition information as required.<br /> <br /> I use a digital program on my iPad that allows me to take a photo and write text specific to that photo. However, there is usually a lot more technical jargon to add that takes too long to enter on site,  and I often reference Building Code sections or standards which I am not about to type out in the field.<br /> <br /> I love the ability to collect information on site in the way of photos and text in a digital format. The software is getting better... it still needs to get better.. from what I have seen.<br /> <br /> <br /> <br /> ]]></description>

Realtors do not want some faceless company to deal with and prefer to deal with individuals.  Realtors referring home inspectors for better or worse will likely continue for the foreseeable future.  Realtors referring home inspectors presents some ethical challenges in the future for State Boards to determine outcomes.  How that question is handled will determine the future of the Home Inspection Industry.  <br /> <br /> As for Nathans question, the standards will be more and more dictated State by State.  The days of a national consensus defining our industry's mission are over.  National organizations will be relevant for CE education, etc. but less and less as lobbying groups.  ]]></description>

Former military, special forces. Not kidding. We take security and safety seriously, and when you're responsible for 200-300 people from door to door airport/downtown, all having a great time, they don't need to worry about ANYTHING. <br /> <br /> We had three individuals last year that attempted to enter the conference that weren't registered. They were escorted off the property. None of our attendees knew the wiser- except for maybe a couple they were coming to meet. I'm not sure. ]]></description>

				<description><![CDATA[ I definitely think on site reports are going to be a no- brainer because technology is going to make it so simple. Combine crawl bots, with drones, with body cam/record gear with thermal imagers all integrated with smart technology that will be recognizing possible defects as you walk the home, while building the report and simultaneously doing so by wirelessly communicating between all your inspection equipment. There will probably be at some point the ability to pull original build schematics, blueprints etc on the specific house you are inspecting, which will also be interconnected to compare what should be to what is. Also incorporating building reports or lack thereof for changes. Well, I could go on and on, but, yep, I believe it's coming.
