Question: the door from the house to the garage. The door swings open into the garage. Is a proper landing required or are steps OK? Is the landing required for doors to exterior only?

Hi Bill:

Our CA Residential Code 2010 is a bit confusing. The exterior door requires a landing if it is a required egress, and a home only requires one, usually the front door. Now the door to the garage is sometimes considered an exterior door by various jurisdictions in CA. In that case, landings or floors are required within 7.75 inches from the top of the threshold. If the door does not swing over the steps then it allows no landing and two or fewer risers to the floor.

If considered an interior door and per CRC 311.7.5 a landing is not required at the top as long as the door does not swing over the steps, as you know. This is the most common interpretation.

I'd just mention it is a potential trip hazard and recommend re-swing of the door or contact a contractor to repair by whatever means deemed appropriate.
