Just wondering those like me who are very structured and regimented ...... Have you in some way standardized your interior cosmetic/general maintenance list for inspecting? How do you stay consistant? Do you mention loose door knobs, missing door stops etc?
Just wondering as i have deciedid to write a general interior cosmetic and general list disclaimer into my report...

I don't write up cosmetics or maintenance items. If it works, it works, if it doesn't it doesn't.

If its ugly...well...its ugly, but has nothing to do with what I am there for.

I did a lunch and a learn today and a Realtor literally lost it. He lost his crap. Some Realtors had to calm him down. He was yelling and screaming about an inspector who wrote up a laundry room as Too small and recommended remodeling it to the tune of $2000. That stuff blows my mind.

Funny story, Juan.
Texas SOPs require us to write-up "deficiencies in performance of... door hardware." I comply. A loose door knob may require more than just "tightening."
I disclaim "cosmetics" in a number or places in my report.
I use one of the "Other" sections of the report for noteworthy observations "normally outside" the SOP.

Mike Crow preaches to be Super Servant instead of Super Stud.

If ladies start pointing out cosmetic issues on USED houses, I suggest they visit that particular Dep't at Dillards where they are really tuned into Cosmetics!

Yep he kept asking question in between his rant but wouldn't let me answer. He just kept yelling about crazy experiences. I finally told him the only way to be sure that doesn't happen again is to hire me. That shut him up and made everyone laugh

I tend to tell clients that we are here looking for health and safety issues ,not cosmetic things. I may mention some things as we are doing the walk throught but dont generally put it in the report

NO cosmetics. Of course you can always have a stock statement: Unless otherwise noted, the home had paint and drywall. The inspector does not report on the optimal condition of paint and drywall as paint and drywall can be functional without being optimal.

If it can relate to structure, mechanical or safety then it goes in the report. That means peeling paint and loose hinges or doorknobs have the potential for being reported on. "Cosmetic" is relative.
