I'm considering buying a house in Northern California built in 1979. In the disclosure packet I found comments about deterioration of the spacer blocks beneath the foundation grade beams and moisture/standing water in the crawl space. There are also drywood termites activities found in 3 places (has been treated by Vikane on the seller expense). This is my first house and it is a bit hesitant to move forward given the aforementioned issues.
Could you please comment if those issues are significant enough to move away from the deal or to ask the seller to fix the foundation issue first? Or maybe I'm overreacting?

Andrew: I would suggest following the inspector advice. First, termites in CA are normal, be sure to get a pest control inspection and follow that advice, if any. Regarding the drainage, it apparently needs some maintenance to help prevent water under the house so a landscaper or engineer can assist there. Lastly, the spacer blocks. I am not sure what the inspector is referring to here, this looks like a grade beam and pier foundation and soil level should not effect the beam. However, I have not seen it so I would recommend an engineer take a look at the foundation and the drainage.
