Question on Facebook Post

Why do some inspectors post the house and thank the agent on their Facebook Post? Anyone know if it's of benefit?

It doesn't. But we humor him! LOL!
Actually, he has explained it's a trial and he's trying to determine if it helps or not.

It does help, we post pictures of inspection without the thanks though. i have over 300 agents on my friends list and it keeps us in front of them. I have had some call in orders saying i just seen your post the other day .

Arguments for and against:

Against: if I'm your competition, I'm looking up the buyers agent on those deals and marketing to them. Probably not a huge risk, but it's there. I think there is some level of a confidentiality issue as well- when the property is marked "pending" in the MLS, nobody knows where exactly the deal is at...until the inspector posts a picture of the property and the next morning posts a picture of the snake in the electrical panel. Again, not a huge risk and I don't know of a scenario where this has adversely affected anyone.

For: agent post their sales all the time. I think they relate to the posts because they celebrate every sale.

I'm going to call this one a winner. I see Eric Richards winning this game daily.

mind goes far beyond just a Facebook post and I want to make sure he gets the right information from who he's asking the question from. who else is pushing the boundaries this hard.

the things we do that are similar are some of the biggest reasons I hope we can meet early next month and chat

Scott, actually I think you are one of the ones on my fead. Just wondering how it worked for you guys. My only fear about doing it, is some agents are almost secretive about their sales. Not wanting others to know their business. Just didn't want to do it and have some type of backlash.

I believe all sales are public info on the mls and certainly in the newspapers/county records.

we post a few photos of the homes without any addresses and find there is benefit. FB posts get looked at by tons of folks and shared so it lets folks know we are inspecting in their city/community/neighborhood. posting "inspecting College Park" for example does get picked up by Google and helps our website come up when someone searches for a HI in College Park. I don't know how it works but I know it does work. I've seen where these posts have been viewed by 300 people and I've seen 10-20 views - it does show where the interest lies. You can follow up this interest by targeting realtors in a location where you see increased views. I let the rea's know we understand the type of home/construction in that neighborhood/community (not a deal killer based on age, etc.) and what we were able to do to help sell the home we posted. It works.

Pete, yeah they are public. Just Facebook is easier for other agents to see, compared to searching through records. I am not advising against, just don't want to tick them off either.

I am doing an inspection today with the Realtor whose post gathered the most views yet from when I started. I will ask him how it worked for him and get some feedback. Will post update.
