Legal or not...It's a conflict of interest. I deliberately look for inspectors outside the realtor's range of "influence." Thanks for the post, though. Always good to know who's in cahoots with the realtors - i.e., who to avoid.


Its interesting that all of your posts on this message board contain this theme of avoiding inspectors who market to Realtors or are recommended by Realtors. The Massachusetts law is the only of its kind, promoted by an inspector who got it into the law - which was pretty shrewd of him. (His marketing/personality was not that which was appealing to anyone in the transaction, so the best thing for him was for agents/inspectors to have the misconception that dealing with each other is illegal)

Juan is correct, the law is not so clear cut, but inspectors in the state believe it to be so. It's a sad state of affairs there.

This is what I always send to the buyer agent. I have one for the listing agent also. In-fact I just got one ready to mail.


Dear Agent:
Thank you for the opportunity to serve your customer, (buyer’s name), for the inspection of the property at (Address). MLS#(Number). I hope that both your client and you were pleased with my services. If you have any comments or suggestions for future inspections, I would welcome your feedback. I am always looking for ways to improve my company and my inspection services. Again, thank you for your business. I look forward to working with you in the future.

As far as Florida is concern, is not illegal for realtors to recommend a Home inspector. in fact, they usually have 1 or 2 go to people for that. Which state is that?

Hello, I guess it depends on the particular states law, rest there are more ways to show a thank you gesture, not making it obvious.
