Get any pre listing inspection from any inspector offering our five year roof leak protection and you get two amazing benefits:

1. 5 years of roof leak protection for the buyer starting day of closing.

2. A free 6 month extension to any Residential Warranty Services policy.

If that weren’t enough, throughout 2019 we're running our “bulletproof deal” special. Get a pre list inspection from an inspector qualified with our pre list inspection, and if any buyer chooses any inspector to do their inspection and for any inspection related reason there is a delay, postponement, or even cancellation of the deal I will pay your seller’s mortgage up to $5000 per month for up to 3 months.

So how do you make a claim and what are the terms? It's simple, just send an email to Nathan@NathanThornberry.com if you run into a situation where you had a qualified pre-listing inspection including the 5 year roof leak protection plan from RWS and your deal has been delayed due to any finding by the BUYER'S inspection.

We mean it: ANY finding. If the buyer's inspector finds anything that necessitates repair that causes a delay due to any of the following reasons, we will cover your seller's mortgage payment (Principal and Interest) up to $5000 per month for 3 months....

- A new issue is found and the repair time due to extent of repair or availability of contractors prevents the work from being done by the prescribed closing date.
- A known issue is reported as more severe, causing the same as above.

How do we calculate the delayed time? It's simple and transparent. Just email Nathan@NathanThornberry.com a copy of both inspection reports, the purchase contract, the title company contact details (for verification), this month's mortgage statement, and a statement from your contractor describing the cause of the delays. You'll hear back from me personally and without delay. If we can help you get to closing by the close date, great! If we can't, we cover the mortgage payments.

Here's what we won't do, all of which is pretty reasonable!

- We will NOT be responsible for delays due in whole or in part to other causes (like financing or appraisal issues).
- We will NOT be responsible for delay periods brought about by negotiations.
- We will NOT be responsible for late fees, contract penalties, or anything else outside of the mortgage payment.

Bottom line, we are covering up to $15,000 in mortgage payments here on thousands of transactions. Why would we do this?

The reason we bring up Preston specifically is because for years he has been outspoken about Pre-Listing Inspections for real estate transactions. He speaks so well on this topic and makes the argument for them regularly and at his inspection company based in Charlotte, NC, Home Inspection Carolina, they perform hundreds of these transactions annually. For years we've heard him speak on this topic, and for years out of everything he said one thing has stood out:

"Inspectors are generally going to find a lot of the same things when it comes to big ticket items, but when it comes to minor issues particularly inspection reports can vary."

These are true words well spoken, but the message contradicts in a small way the reason behind doing Pre-Listing Inspections. Yes, minor issues can get somewhat subjective but we wanted Preston and thousands of inspectors like him to have one very concise message on this topic without any exception, asterisk, or apology:

"Pre-Listing Inspections WILL eliminate delays in your transaction due to unforeseen inspection issues. In fact, we're so confident in this, that we will cover your client's mortgage payment if it ever doesn't regardless of what any Buyer's home inspector says in his report."

This program has been brilliantly used in Jacksonville FL by several top producers in the luxury real estate market. Funny thing was they first tested the program on houses they knew had challenges . When they saw how buyers responded they then went to the luxury market- it’s been awesome !
