How much would you charge for a 51,000 square foot home inspection

I have several clients in this market, and I'm guessing this home previously owned by Mike Tyson will sell as the agent suggested when it comes down in the $5 million range.

Seriously though...what's your price for Inspection, Termite, Radon on this bad boy. Throw in IAQ while you're at it and let us know how long it would take

I did one half this size for $2500, so $5000.

About $7500 with a termite inspection, no more than 2 full days between 2 inspectors and submitted report on the 3rd day.

Depending on some things, around 20K.

I'm thinking I would drop 5 radon monitors in this house and pull 50 indoor cassettes for the IAQ.

+ Mileage Factor @ $2.00/mile (assume it's 10 miles away)
+ Age Factor @ $1.80/year (states the home was built in 2003)
+ Size Factor @ $0.04 per sq/ft (51,000 sq/ft)

...I guess that's why I'm not a home inspector, looking at the quotes you guys gave before.

I base the big ones on opportunity cost. It's gonna take 4 of us two days. We make about $2400 a day when the day is full so two days would be $4800 but I'd round up to $4999. Radon is extra $569. Termite is always free.

This is funny. Years ago when Tyson was selling this house I priced this inspection with another inspector. Yes I was going to fly there. The cost included some extras like pool house, pool, etc. I recall somewhere around 15 grand being our fee. Did not get the job. Would have been fun!

Some in my area will do it for $299.

$9,999 for everything.

Two days and two inspectors. Boom!
